$10 Million Hotel Renovation Project Proposed in Batavia
GCEDC Board to consider improvements to 8250 Park Road facility at Oct. 2 meeting

BATAVIA, NY – A project to renovate a Town of Batavia hotel is estimated to generate $9.9 million of local fiscal impacts.
The Genesee County Economic Development Center (GCEDC) board of directors advanced an initial resolution at its October 2, 2025, meeting for a $10 million project by 8250 Park Road, LLC.
8250 Park Road LLC will be renovating the current 125,000 square-foot water park hotel next to Target in the town of Batavia into two hotels for a total of 167 units. The renovation would host a 99-unit Holiday Inn hotel and a 68-unit Candlewood Suites hotel upon completion, and the project also includes the renovation of the existing water park.
The new facility is anticipated to create 15 new full-time equivalent (FTE) positions and retain 20 FTEs.
The project is requesting assistance from the GCEDC with a sales tax exemption estimated at $379,200, a mortgage tax exemption estimated at $50,000, and a property tax exemption estimated at $884,472 based on the incremental increase in assessed value via a new traditional 10-year PILOT.
The project is estimated to generate payroll and tax revenues that would result in an estimated $10 local benefit for every $1 of requested incentives. In addition, once ramped up, the project is projected to generate over $123,704 annually in bed tax revenue to the county.
A public hearing on the proposed project agreements for 8250 Park Road LLC will be held October 23 in the town of Batavia.
